Welcome to the Warehouse 12 facility.

This is a climate controlled storage facility.

The space is conditioned by one air handler unit (AHU) controlled by a building management system (BMS). The BMS uses an actuator on a 3 way globe valve to control supply air temperature (SAT). The AHU has a inline electric heater as the primary heat source for the facility. The heater is also used as reheat when the BMS is in dehumidification mode. There are two air cooled chillers in parallel piping configuration serving the chilled water (CHW) loop. The chillers have a dedicated primary pump serving each chillers flow.

The chillers operate in a lead/lag control through the BMS. The BMS has start/stop (S/S) control wiring to each chiller only, there is no communication or other control. The chiller controls the S/S for each dedicated primary chilled water pump (CHWP). The chilled water setpoint (CHWSP) is controlled locally at the chiller control panel. The warehouse space temperature known as zone temperature (ZT) is controlled by the zone temperature setpoint (ZTSP) and the zone humidity percentage (ZH) is controlled by the zone humidity percentage setpoint (ZHSP). Both the ZTSP & ZHSP are managed by the BMS through the AHU. The BMS modulates the chilled water valve (CHWV) and the heaters based on zone temperature. When dehumidification is needed, the BMS will open the CHWV 100% and stage the reheat on to control a 65F SAT until ZHSP is statisfied.
